In prior articles, I've gone over the necessity of consistently generating leads. I've shared that my own goal was always to generate 400 new leads per month. This article will turn the attention to the quality of these leads.

This article is timely because many agents seem to focus exclusively on generating inexpensive leads. These inexpensive leads tend to be lower quality.

This is what I have found in my business:

Lower-quality leads appear attractive because not a lot is spent on the "front side" to generate the leads. However, what ends up happening is higher costs on the "back side" spent trying to convert lower-quality leads into sales. The "back side" is the marketing you deliver to new leads once they are generated. This includes special reports, sales letters, e-mail campaigns and more.

In my own business, the quality of leads is ranked as follows: (Ranked from high to low)

1. Referrals

2. Endorsement from a joint venture partner

3. Leads registering to attend a special class

4. Leads responding to an advertorial-style ad

5. Leads responding to "solo" e-mails or "pay-per-click" ads

6. Leads responding to a classified or home buyer magazine advertisement

7. Leads responding to a free internet ad (Craigslist or similar)

It's a problem that so many agents seem to focus on Craigslist or classified ads that attract the lowest-quality leads. What ensues is a struggle to convert these inexpensive leads into appointments and sales.

To be successful, your marketing campaign must include leads from each source listed above. In fact, I might even suggest that you invest more resources on the top 4 or 5 strategies for higher quality leads. The amount invested to generate the lead will be higher, but the amount invested to sign a new client or sell a home will ultimately be lower.

If you want to see less competition in your area, heed this advice. The majority of your competitors will continue to put the emphasis on the inexpensive ads that bring in the lower-quality leads. Let them work with those leads. How many agents in your market are putting together joint venture marketing campaigns? How many are running advertorial advertisements? I would guess there probably aren't too many.

Why is this?

Because if an agent focuses on lower quality leads, they won't sell very many homes. With limited home sales, their funds will be tight and they won't be able to afford to run advertisements that attract higher quality leads. You'll gain a long-term economic advantage simply by focusing on attracting higher quality leads.

The bottom line is that a lead is not a lead. There are different qualities in the leads you generate. You should create a comprehensive marketing campaign that focuses on generating higher quality leads and let your competitors fight over the lower quality leads.

I remember that as a child my mom used to play music from our casette player. I have been reading several articles about time management and how to increase productivity in your business when your running a small, medium or even home based business.

I personally felt like our business had problems being as productive as possible, and I have felt we haven't moved forward like we should for a while. So I decided to try to do something about our productivity by making some adjustments in our professional education and development.

I started viewing a site specific to this task, which contains a lot of very good and interesting productivity videos. One of these videos took me to a program called EDGE, Expert Directed Guidance Education and inspired me to start a new experiment, one of the Professional Development videos talks about how to wake up and instantly achieve something everyday. The basic of this video series is, that if you start your day off by doing your most important goal for that day, you will get a self-esteem boost and possibly get more done that day. Thinking that this would be a good mindset for our employees as well as my self.

I am not sure how this exactly will work on me and our employees. First of all, I have to admit that I am not a big morning person who jumps straight out of the bed - I need my coffee and my time alone. If I try to workout in the morning, I always feel ill and do not get as much out of the trip as if I go later in the day. If I get caught by some interesting work, I can stay up all night and work where I suddenly notice that it is 4 am in the morning. So the thought of starting my day with actually doing the most important goal for the day sounds a bit challenging at the least.. None the less, I decided to make an honest effort.

I only just started on this experiment a few weeks ago, but the conclusion so far is that it actually works. So far I let my self make a cup of coffee and take my son to school, before I start working - but I try to avoid surfing the net, reading email, watching news or doing anything else that isn't what I set as my morning goal. I simply just make my coffee and have some family time before the school day starts, and then go directly into my office - close down my mail program, and only keep the windows open related to the work Im doing right at that moment.

It really works to focus on that task of the day, and no matter how much of the other things you planned to do that day, you know you got the most important thing done, because you did it first.

As for the experiment, I will continue to do this from now on; every evening I decide what the first thing I will get done tomorrow will be. That way I don't have to spend the rest of the evening / night thinking about that thing, because I know it will be dealt with as the first thing tomorrow.

That and a lot of other interesting posts on EDGE and the mastermind group they sponsor have really inspired me, and I will try to follow more and more advice from sites and vblogs like EDGE. I hope this maybe has inspired you too.

Make sure to look for special conditions within the contract that you cannot meet or control. For example :If a buyer must sell his home first before purchasing your home.This condition requires you to factor in other questions. Does he have any offers on his home now or any approved buyers? He does have his house listed with an agent, doesn't he? If there are any clauses that you do not understand, you must clarify them in writing.

One other thing that you must realize in the real estate contract you will receive is there are dates and deadlines that must be reviewed. There is a certain rhythm for things to happen. For instance, there should be an inspection, appraisal, loan approval, and the closing date. These items should not have excessive time allotted to each by the buyer. For example, the closing date must allow time for the bank process to be completed including the underwriting, appraisal, and paperwork. The inspection date should be close to the contract date to allow time for any problems to be resolved quickly by the seller so the contract can be completed.

Any of the above mentioned items can void your contract. Be sure you understand all that is being asked of you, make sure the terms listed and set in all the documents make sense to you, before you complete the sale.

Another plus point is the years you knock off are totally payment free. It's definitely a reality for you to be free of your mortgage years before planned. Of course your lender will never tell you this, you have to discover this on your own.

If we look at the example where we paid 100 extra and knocked over 6 years off the length. We could save a further 40 thousand by not having to pay your lender every month. You don't pay this money to your lender so you get to keep it, either save it or spend it.

The business of getting more clients is something that every independent consultant needs to take very seriously. It would be foolish for any consultant to think that it can be left until later.

There is no short answer even for a starting point. Search Google for "Independent Consultants" and it lists 232,000,000 websites. Yahoo lists 133,000,000 sites and the numbers are growing. It is inescapable that many, if not most, will have different approaches to the getting clients.

Some approaches will suit certain consultants' circumstances, and others will be the right way to go for other consultants. It does have to be said however most good business plans will have many things in common.

Illustrative of how things can be different will be even the basic matter of where you live - or intend to live. If you have it in mind to become a business consultant of some kind and you live in, or within easy reach of, a busy, modern, major commercial centre, it is likely that you will have a big, well-stocked river to fish in and can formulate a client-acquisition plan accordingly.

If all your experience and enthusiasm lead you towards a consultancy in office layout, and you live in a remote area of the countryside with no commercial offices in sight, then you perhaps need to adopt a very different approach. You might also consider adding 'moving home' to your business-plan. After all, you are perhaps looking at a completely new future for yourself and your family.

"How many clients will I need?" is another question that has to be asked. And the matter of whether you want them to be long-term, low-turn-over clients, or to have a regularly-changing turn-over of the people you work with is another.

Many experienced independent consultants, from various niches, will often share the view that you need five, six, seven or eight clients at any one time, if that is possible. As the client-consultant relationship grows, it is likely that the client will ask for more work to be done and the consultant's workload can grow as a result. Every client will expect to be treated as your number one priority and while having a full schedule of paying clients may be a nice-to-have, when it turns into a situation where your own personal bandwidth is exceeded, you could find yourself in a tight situation.

Having to work impossibly-long hours can be almost the least of them. It is likely to be 'conflicts of priorities' that become the nightmare to resolve - two top-rating clients wanting you to be with them for company way-ahead-planning weekends over the same weekend. It happens.
